Concrete Driveway Cost in Gurnee

What the national total says, what the village requires of whoever pours the apron, and why those bond figures tell you something useful about the bid in your hand.

Gurnee documents what it expects from a driveway contractor in unusual detail. That turns out to be handy when you are holding three quotes and trying to work out which one is real.

HomeGuide puts a two-car concrete driveway at $2,400 to $8,600 in total across the country, which they break down to roughly $6 to $15 a square foot covering plain grey through to decorative work.

What Gurnee asks of whoever pours your apron

Any work in the public right-of-way needs a driveway permit, and replacing what is already there counts. To hold that permit a contractor must have on file with the village:

  • A $10,000 licence and permit bond
  • General liability at $1 million per occurrence, $2 million aggregate
  • $500,000 of workers compensation cover

Doing it yourself instead means posting a $100 refundable homeowner bond. Either route, expect five to ten working days for the paperwork and two inspections before it is signed off.

Those requirements are Gurnee's. They are not the county's, and they are not automatically the ones in force a few miles up the road - what the neighbouring villages ask for, and what they charge for it, differs. If you have had a drive done elsewhere in Lake County, do not assume the paperwork here matches what you saw then.

Why that helps you read a quote: carrying a bond and that level of cover is an annual cost a contractor either absorbs or does not have. An outfit bidding well under everyone else on an apron job is quite often one that has neither, which means no permit, which means the village can make you undo it. Asking to see the bond is a fair question and a fast filter, and the apron permit, start to finish sets the whole sequence out as a checklist you can hand a bidder.

Replacement carries costs a new pour does not

National ranges tend to imagine open ground. Taking out a failed driveway means demolition, loading, and tipping fees charged by weight, and an asphalt drive weighs a good deal less on that scale than a concrete one, which is one of the places the two surfaces stop being interchangeable. All of that happens before anything constructive does. It also usually uncovers the reason the last one failed, which is almost always the ground it sat on. Rebuilding that properly is the whole difference between a driveway that lasts and one that repeats history.

The rest of what moves the figure

Ground preparation. Dig to something solid, bring in stone, consolidate it in passes. Never build over ground that is waterlogged or frozen. This is where durability is bought and where cheap bids economise.

Reach. If the mixer can discharge straight into the formwork, the labour is modest. Long runs, gates, slopes and tight boundaries mean moving concrete by barrow or paying for a pump, and both are charged in time.

What comes out of the truck. A driveway takes road salt every winter, which is about the harshest thing residential concrete faces here. Illinois guidance sits near 4,000 psi with air content around 6.5 percent plus or minus one and a half; where deicers are a certainty the exposure class tightens the water-cement ratio further and lifts the strength requirement. Worth knowing which end of that a bidder is ordering.

Relief cuts. Spaced at two to three dozen times the pour depth, so near ten feet on four inch concrete and no more than fifteen, sawn a quarter of the way down. Concrete relieves stress by cracking; joints simply decide the line it takes.

Fall. A driveway is graded to shed water away from the house, near a quarter inch for every foot of run and easing toward an eighth on a long one. Get it wrong and the water stands against the garage instead of leaving.

Five things to put to every bidder

  • Do you hold Gurnee's permit bond, and are you pulling the permit for the apron?
  • After the stone is rolled, how many inches of concrete remain?
  • What depth of sub-base, placed in how many passes?
  • What air content did you specify to the plant for a salted surface?
  • Which line on this quote is demolition and disposal?

Looking after it

Apply it to anything poured on the property this season. A concrete patio asks for precisely this care, and our other Answers pages point at this passage instead of duplicating it.

Stay off it with vehicles for the first week. Through the opening winter use nothing chemical at all. A new slab is still damp through and lacks the maturity to be frozen while saturated; deicers compound that by holding moisture on top and driving extra freeze cycles into it.

The commonly repeated advice to reach for magnesium or calcium chloride as a kinder choice is simply incorrect. Regional ready mix guidance rules out both, and when Oregon DOT compared chlorides for damage to compressive strength, magnesium finished bottom of the list. Use grit alone until a full winter has gone by.

If it has only dropped, say so and save the money

Sound concrete that has settled unevenly is usually a lifting job, not a replacement. That is a separate trade with separate kit, we do not do it, and if it describes your driveway you should spend a fraction of a new pour rather than the whole thing. The exception is concrete that has already broken up - lifting rearranges the pieces without repairing them.
